The Australian residential housing market is now at an inflection point. At a time of record returning migration, it is contending with a perfect storm of high inflation and interest rates slowing supply and record low housing stock. In addition, a range of factors are negatively impacting new housing supply. These include high building costs, a critical skills shortage, high interest rates, availability of serviced land, long approval timeframes, failing building companies, and a cost-of-living crisis. Home ownership is now out of reach for many, and the Government’s target is becoming a pipe dream.

GTT specialises in advanced prefabricated timber solutions through an innovative kit-of-parts system, often referred to as “Ikea for buildings.”

GTT is redefining the construction landscape by blending cutting-edge technology, sustainability and efficiency, through a panelised manufacturing approach. Each panel comes off the production line in just 25 minutes, allowing us to produce 1 house every 4 hours.

GTT uses sustainable and locally grown timber produced by the Pentarch Forestry; one of Australia’s largest forestry businesses.

GTT’s 10,000sqm factory in Orange, NSW is located close to the Pentarch plantations and mills in Oberon ensuring consistent supply.

Brightway Development Group, with projects across regional NSW will build these beautiful new homes for both sale and lease.

Based on current project delivery timelines this exciting new approach will reduce the construction timeframe from 48 weeks for traditional construction, down to 16 weeks using the GTT system.

Issues Fueling Australia's Housing Emergency

Household size is reducing — During and after the pandemic, household sizes have reduced significantly due to ageing, falling fertility rates and marriage rates; adding significantly to demand, but they are now rising in response to tighter market conditions.

Travellers and skilled migrants are increasing — In the year to March 2023 overseas migration was the highest on record – net 454,300. Deloitte Access Economics expects that migration will remake high, with new migration set to reach a new record this financial year.

Skills shortages in housing delivery —  National Skills Commission data reports skill shortages in all 17 construction occupations for the 2022 Skills Priority List. The skills gap implies that great funding and dedicated support will be required to overcome this shortage.

Skills shortages in the regulatory sector — Staff shortages and lack of planners are lengthening processing times of development applications. For example, in NSW processing of DA’s has increased from 69 to 119 days over the last 2 years, increasing the overall cost of development at a time when construction costs are rising.

Construction industry supply chains are constrained – Continuing supply chain pressures have seen skyrocketing materials and labour costs. ABS Producer Price Index estimates construction costs have increased by 32 percent since the onset of the pandemic.
